On Site Procedure

EVERY SITE IS DIFFERENT!

Whether you are building a single Oakley Pod next to your existing home, or building a series of

6 Tourist Pods in the middle of a paddock!

Bob Fisher will need to view your site, to assess the viability, and reveal any hidden problems or special Council requirements.

Usually, such issues are not a problem if an experienced and professional assessment is carried out.  There is usually an answer for anything, if approached in the right way.

Councils have recently changed their policies regarding small-scale dwellings.

There is no-longer a requirement to obtain Council Development Approval, and because our Pods are built on fully concealed cast-iron wheels, there is also no requirement for a Building License.

This means that time consuming and expensive Consultants Reports are not required, and work on your Pod can commence immediately, and without Council approvals.

BUILDING A POD NEXT TO YOUR EXISTING PROPERTY

Your new Oakley Pod can be a “stand-alone” structure with Electrical and Plumbing services connected from your existing house.

If access into your property is a problem (maybe at the rear of an existing house) then our materials

will be carried from the street to the rear building area by our tradesmen.

Bob Fisher will need to assess and advise on the best method to build and connect your Pod.

BUILDING A POD ON AN OPEN SITE

If you intend to create a small Home, Tourist Chalet, Granny Flat or any other Pod on a bare open site without services or facilities, the land will need to be tested by an Engineer, so he can Classify the soil conditions, wind loading and other statutory requirements.

This is not a problem…. just a procedure.

We will assess the costs in earthworks, power connection, effluent disposal, water tanks & pumps and general site facilities.

This information will be quoted separately within our proposals.

Oakley Pods provide this initial site visit as a complimentary service.

BUILDING PODS ON YOUR SITE

All of our Pods are built on your site, either as a perminent structure with a concrete floor, or as a fully transportable structure with a steel framed floor on concealed cast-iron wheels.

A Building License will be required for a concrete floor.

It is importaint that we know if you want a Steel-Framed Floor

or a Concrete Floor at the early planning stage, so we can assess what approvals are needed by the Local Council.
